Tip #1: Fix and Repair Problems

This is often one of the most overlooked jobs when getting a home ready to sell.  A lot of homeowners are very proud of their home and have a hard time admitting that there are a number of things wrong that could really use repair. In other cases, the owners may not even realize that anything is wrong since they have been living with and overlooking the issues for quite some time. Potential homebuyers will definitely notice these things! Make sure and have these items fixed before showing your home. There may be some bigger ticket items that need some attention such as roofing and windows so try and keep them in tip-top shape. These are some of the first items a home inspector will look at.

Tip #2: Keep It Clean and Neutral

Clutter is bad! No one wants to see your messy house so be sure to clean it from top to bottom before showings. Clutter can make a space feel cramped and much smaller than it actually is.  Clear off countertops and other areas that collect clutter to really open up your home. It is wise to also remove highly personal items and memorabilia to make it easier for potential buyers to see their own personal belongings in those spaces. If you have some extra cash and a free weekend, you may want to buy some neutral colored paint to cover any walls with bright or “loud” colors. Neutral colors tend to jive better with most homebuyers and not having to paint over colors they dislike upon move-in can be a great selling point.

Tip #3: Give It Some Curb Appeal

A little bit of landscaping goes a long way! Many homeowners don’t take the time to tidy up their front yards and they pay for it in lack of interested buyers. The outside of your home is often the first thing a buyer sees so it is important to make a great first impression. If a home looks run down or under maintained potential buyers might assume that the inside is in the same condition and skip over it completely.  Buy fresh mulch for your flowerbeds, mow the lawn regularly, and keep everything generously watered.
