As interest rates start to rise, selling a home will become more of a challenge. With a little elbow grease and some planning, a homeowner can put his or her house at the top of the A-list and increase the chance that the home will sell quickly. Follow these five tips to get started.

Consider First Impressions

Curb appeal is a major factor when it comes to selling a home. Trim unruly shrubbery, mow the lawn, add flowers and neaten up the driveway and sidewalk. Add solar lights along walkways and replace porch lights if needed. Painting the exterior is a big task, but a fresh look goes a long way towards creating an inviting exterior.

Clear up the Clutter

Once inside, a potential buyer wants to picture herself in the home. To facilitate this, remove old knick-knacks, family photos, and other personal items. Removing some of the furniture can make the room look bigger and adding a single colorful pillow or throw will draw the eye to a particular feature that might be a selling point.

Highlight Storage Space

Many smaller homes also have smaller closets and limited storage space. Remove as much clutter as possible form closets and organize what remains. Use matching hangers and solid shoe storage cube to keep it neat. A tidy storage space appears bigger and allows potential buyers to see their own possessions inside.

Make it “Move-in” Ready

Appliances and fixtures should be in good working condition and everything should be compliant with current codes. Take care of any ants or other unwanted visitors by contacting a company to get rid of them. Consider having a pest control company do a full inspection if there is the slightest indication of rodents in the house. Make the home as appealing as possible for potential buyers.

Offer a Financial Benefit

Paying the closing costs or prepaying property taxes is one avenue, but it may be less expensive to prepay for a year’s lawn care, especially if there is beautiful landscaping that may be intimidating for a buyer. Other ideas include offering a years cleaning service, or pool maintenance if appropriate. Be prepared to negotiate and have several ideas in mind to offer.

Selling a home does require some upfront work, but will pay off in the long run. A few concessions may be necessary at closing, but if the home is in excellent shape, and the price is right, the deal should go through quickly.
